Standards of care

Our mitigation work follows IICRC S500, S520 and S700

365 Restoration documents every loss to the published industry standards adjusters and carriers already recognize. That means defined categories and classes, calculated drying systems, containment sized to the condition, and psychrometric readings recorded daily until the structure meets its dry standard.

ANSI/IICRC S500

Water Damage Restoration

  • Category of water (1, 2, 3) and Class of loss (1–4) are determined at inspection and re-evaluated if conditions change.
  • Affected materials are mapped with a moisture meter and thermal imaging; dry standards are set from unaffected control materials in the same structure.
  • Airmover and dehumidifier counts are calculated from the affected cubic footage and Class, not estimated by eye.
  • Structure is considered dry only when documented readings meet the established dry standard — not when equipment days run out.

ANSI/IICRC S520

Mold Remediation

  • Containment and engineering controls (negative pressure, HEPA filtration) sized to the condition level before any disturbance of growth.
  • Remediation targets removal of contamination — Condition 3 back to Condition 1 — rather than encapsulation over active growth.
  • Worker protection, source removal, HEPA vacuuming and detailed cleaning are documented step by step.
  • Independent post-remediation verification is recommended and coordinated on request before rebuild begins.

ANSI/IICRC S700

Fire & Smoke Damage Restoration

  • Smoke residues are identified by type (protein, dry, wet, fuel oil) so cleaning methods and chemistry match the residue.
  • Pre-cleaning of HVAC, soft contents and structural surfaces prevents cross-contamination into unaffected areas.
  • Odor control follows source removal first, then cleaning, then sealing — deodorizing is never used to mask remaining residue.
  • Restorable versus non-restorable determinations are photographed and itemized for the carrier's file.

Older homes: lead and asbestos

  • Much of the Hampton Roads housing stock predates 1978. Where a loss requires disturbing painted surfaces in a pre-1978 home or child-occupied facility, the EPA Lead Renovation, Repair and Painting (RRP) rule applies — certified renovator, contained work area, lead-safe cleaning and the required pamphlet delivered to the owner before work begins.
  • Suspect asbestos-containing materials — floor tile, mastic, popcorn ceilings, pipe wrap, joint compound — are surveyed before demolition rather than after. Regulated abatement is performed by a Virginia-licensed asbestos contractor under the applicable federal and Commonwealth requirements.
  • Survey and abatement costs are line-itemed in the estimate up front, so they are not discovered as a supplement mid-project.

Testing and remediation independence

Virginia does not license mold remediators, so IICRC S520 is the standard we hold ourselves to. Because we both collect samples and perform remediation, we say so plainly: sampling results are reported to you exactly as the laboratory issues them, and we will always arrange independent third-party post-remediation verification on request. If you would prefer an outside firm to do the clearance testing, we support that and coordinate access.

Psychrometric drying logs

Drying is a measured process. From the day equipment is set until the day it is pulled, our technicians record psychrometric conditions and material moisture at the same points each visit, so the drying curve — not the calendar — determines when a job is complete.

  • Date, time and technician on every visit
  • Exterior conditions plus temperature, relative humidity and GPP (grains per pound) at the affected area, unaffected area, dehumidifier intake and discharge
  • Moisture content or moisture-meter readings for each documented material and location
  • Equipment on site: airmover and dehumidifier counts, model, placement and run hours
  • Dry standard/goal for each material and the daily progress toward it
  • Any change in scope, access, containment or homeowner-affected conditions

The completed log, moisture map, equipment record and time-stamped photos are delivered with the Xactimate scope so your adjuster can verify that mitigation was justified, correctly sized and stopped at the right time.

Documentation you receive

  • Initial inspection report with category, class and affected-material inventory
  • Moisture map and daily psychrometric drying log through completion
  • Containment, HEPA filtration and post-remediation verification records on mold losses
  • Smoke residue assessment and cleaning method log on fire losses
  • Time-stamped photo documentation and an Xactimate estimate in carrier format
