Water Damage Restoration — common questions

Straight answers grounded in IICRC standards and how claims actually work in Virginia.

How fast do I need to act after water damage?

Immediately. The IICRC S500 standard treats the first 24 to 48 hours as the window where clean water can still be dried in place. After that, materials stay wet long enough for microbial growth to begin, and what would have been a drying job turns into a removal and rebuild job. Shut off the water source, kill power to affected areas if it is safe to do so, and call for extraction.

What are the three categories of water damage?

IICRC S500 defines Category 1 as clean water from a sanitary source such as a supply line or water heater; Category 2 as grey water with significant contamination, such as washing machine or dishwasher discharge; and Category 3 as grossly contaminated black water, which includes sewage backups, toilet overflow beyond the trap, and flooding from rivers or storm surge. Category determines what can be dried and what must be removed. Clean water that sits can degrade to a higher category over time.

How long does structural drying take?

Most residential drying runs three to five days with equipment running continuously, but the honest answer is that drying is finished when moisture readings say it is finished, not on a fixed schedule. Hardwood, plaster, and dense assemblies take longer than drywall and carpet. A technician takes daily moisture readings and compares them to a dry standard from unaffected materials in the same home.

Can I just dry it out myself with fans?

Box fans move air but do not remove water from the air, so moisture evaporates out of the wet material and then condenses somewhere else in the house. Professional drying pairs air movers with dehumidifiers sized to the volume of the space, and documents moisture readings so there is proof the structure actually reached dry standard. Hidden water inside wall cavities, under flooring, and in insulation is also the part homeowners cannot see or reach.

Do I have to replace my flooring and drywall?

Not always. Category 1 water caught early often allows carpet, pad, and drywall to be dried in place. Category 3 water is different — porous materials that absorbed contaminated water are removed, not dried, because they cannot be reliably decontaminated. Laminate flooring and engineered products typically do not survive saturation regardless of category.

Will my homeowners insurance cover water damage?

Sudden and accidental water damage, such as a burst pipe or a failed supply line, is generally covered under a standard homeowners policy. Gradual leaks, long-term seepage, and lack of maintenance are generally excluded. Flooding from outside the home — storm surge, rising water, heavy rain overwhelming the ground — is excluded from standard policies entirely and requires separate flood insurance, which matters in coastal Hampton Roads. Check your own policy and deductible.

Should I call my insurance company or a restoration company first?

Call for mitigation first. Every policy carries a duty to protect the property from further damage, so stopping the water and starting extraction is expected of you and is not the same as filing a claim. Photograph everything before anything is moved, then open the claim. Mitigation and the claim can proceed in parallel.

Do you work directly with insurance adjusters?

Yes. Documentation is written to what adjusters expect: photo documentation, moisture maps, daily drying logs, equipment counts, and line items priced in Xactimate, the estimating platform most carriers use. That shortens the back-and-forth over scope because the file speaks the adjuster's language from the start.
