Mold Remediation in Virginia

Mold is a moisture problem first. We find the water source, contain the area, remove the growth safely, and fix what let it in. Crews roll from our Chesapeake shop to Hampton Roads, the Peninsula, the Historic Triangle and Richmond — every day of the year.

What happens after you call

Tap to see our step-by-step response.
  1. STEP 1

    Inspection & moisture source

We locate the water that fed the growth — remediation without that is temporary.

  2. STEP 2

    Containment

Sealed containment and negative air pressure so spores don't travel to clean rooms.

  3. STEP 3

    HEPA remediation

Affected materials removed and bagged, surfaces HEPA vacuumed and treated by IICRC S520 practice.

  4. STEP 4

    Drying & clearance

The area is dried to standard, and we support third-party clearance testing when required.

  5. STEP 5

    Rebuild

Drywall, trim, paint and flooring put back so the room looks like nothing happened.

Mold removal with the Goldmorr System

365 Restoration is now a trained and licensed Goldmorr company — one of a limited network of contractors allowed to use the Goldmorr System and its GM6000 and GM2000 products. It is a demolition-free approach to mold remediation: treat the growth and the staining where it sits, clean the air in the space, then verify the result. For you that usually means less tear-out, less rebuild, and a shorter job.

Less demolition
The Goldmorr System is built around treating and cleaning materials in place, so framing, sheathing and sound drywall stay where they are instead of going in a dumpster.
GM6000 — visible stain removal
Goldmorr's workhorse product lifts visible mold staining out of porous surfaces like drywall, plywood, OSB, lumber, concrete, tile and grout, usually with little or no scrubbing.
GM2000 — the air you breathe
Remediation is not finished when the wall looks clean. The Goldmorr air treatment step targets what is left airborne in the space, which is the part most homeowners are actually worried about.
Trained companies only
Goldmorr's parent company only sells these products to companies that complete their training and hold a current license. It is not something a crew can pick up off a shelf.

Credentials & standards

Why these results hold up

Mold testing is only worth what the documentation behind it is worth. Here is exactly who handles your samples and the standards we follow.

Independent third-party lab

Sporecyte is a separate laboratory — we collect the samples, they read them. Nobody at 365 Restoration grades our own homework.

Analyst-verified results

Every AI-assisted spore count is reviewed and signed off by a trained lab analyst before the report is released.

Documented chain of custody

Each cassette is logged, sealed and tracked from the pump on your floor to the microscope at the lab.

Recognized sampling protocols

Air and surface samples are pulled to IICRC S520 practice with matched indoor and outdoor controls.

Adjuster-ready documentation

Reports include genus-level counts per cubic meter, control comparisons and sample locations — the detail carriers ask for.

Licensed, insured contractor

Sampling and any follow-up remediation is performed by 365 Restoration — Virginia Class A contractor #2705138091, IICRC-trained and fully insured.

Mold testing questions

Sporecyte mold testing questions

Straight answers on how the sampling works, what the lab report tells you and what it costs.

What is Sporecyte?

Sporecyte is the leader in AI-powered mold spore and air particulate analysis. We collect the samples in your home or building and Sporecyte's lab analyzes them with AI-assisted imaging, verified by analysts, to identify and count what's actually in your air.

How is AI analysis better than a traditional mold lab?

A traditional analyst reads a limited number of fields by eye. AI-assisted imaging scans far more of the sample consistently, so counts are repeatable and less prone to fatigue or bias — and every result is still reviewed by a trained analyst.

How long do mold test results take?

Samples ship the same day we pull them. Most reports come back in roughly 48 to 72 hours, and we call you to walk through the findings as soon as they land.

What kind of samples do you take?

Air samples with calibrated spore-trap cassettes (including an outdoor control for comparison), plus surface swabs and tape lifts where we see visible growth. Sampling follows IICRC S520 protocols with a documented chain of custody.

What does a mold test cost?

Pricing depends on how many rooms and samples the building needs. Call us at (757) 403-9958 or request a quote and we'll give you a flat number before we schedule anything.

Do I need a mold test if I can already see mold?

Visible growth usually means you need remediation, not a diagnosis. Testing still helps when you need to document the loss for insurance, find hidden growth behind walls, or prove the air is clean after the work is done.

Will my insurance company accept the report?

Yes. Sporecyte reports are quantified spore-by-spore with indoor versus outdoor comparisons, which is exactly the documentation adjusters ask for. We write our scope and Xactimate estimate against those results.

Do you test after remediation?

Always recommended. Post-remediation clearance testing re-samples the space after cleaning to verify spore counts came back down to normal before containment comes off.

How do I get on the schedule?

Request a test online or call (757) 403-9958. Most mold testing appointments are booked within a couple of business days, and emergencies are handled same day.

Mold Remediation — common questions

Straight answers grounded in IICRC standards and how claims actually work in Virginia.

How do I know if I have mold?

Visible growth and a persistent musty odor are the obvious signs. Less obvious ones are staining or bubbling on walls and ceilings, warped trim or flooring, and symptoms that improve when you leave the house. Because mold grows where water is, any past leak, flood, or long-term humidity problem is reason to look. Air and surface sampling by a third party tells you what is actually present and at what levels.

Do I need mold testing, or should I just remove it?

If you can see it and know where the water came from, testing is not required to justify removal — the IICRC S520 standard treats visible growth as actionable on its own. Testing earns its keep when you need to establish the extent of hidden growth, document conditions for an insurance claim or a real estate transaction, or prove after the fact that the area was returned to a normal fungal ecology. Post-remediation verification by an independent party is the meaningful test.

What is the IICRC S520 standard and why does it matter?

S520 is the industry consensus standard for professional mold remediation. It sets out the principles that separate real remediation from spraying bleach on a wall: establish containment so spores are not spread through the rest of the building, use negative air pressure and HEPA filtration, physically remove contaminated porous materials rather than attempting to clean them, correct the moisture source, and verify the result. Ask any contractor whether their scope follows it.

Can I clean mold myself with bleach?

Bleach discolors surface growth without addressing what is inside a porous material, and it is mostly water, which feeds the underlying moisture problem. Small hard-surface spots under roughly ten square feet are reasonable for a homeowner to clean with soap and water and proper protection. Larger areas, anything inside wall cavities or HVAC, and anything following contaminated water belong under containment.

How long does mold remediation take?

A contained single-room remediation commonly runs a few days: set up containment, remove affected materials, HEPA clean, dry, then wait for clearance testing. Larger or multi-room projects run longer, and the rebuild of what was removed is a separate phase after clearance passes. The moisture source has to be fixed or the mold returns regardless of how well the remediation was done.

Is mold covered by homeowners insurance?

Coverage generally follows the water. When mold results from a sudden, covered event such as a burst pipe, remediation is often covered, though many policies cap mold coverage at a specific dollar limit. When mold results from a long-term leak, deferred maintenance, or humidity, it is generally excluded. Documenting the cause and date of the water event is what determines which side of that line a claim falls on.

Why is mold such a common problem in Hampton Roads?

Coastal Virginia combines high year-round humidity, a high water table, vented crawl spaces, and hurricane-season flooding. Crawl spaces in particular stay damp enough to support growth without any plumbing failure at all, which is why crawl space encapsulation and dehumidification come up so often in this region.

What is the Goldmorr System for mold remediation?

Goldmorr is a licensed mold remediation system built around treating mold and mold staining in place rather than tearing out everything it touched. Its GM6000 product removes visible staining from porous surfaces such as drywall, plywood, OSB, lumber, concrete and grout, and its air treatment step addresses what is left airborne in the room. The products are only sold to companies that complete Goldmorr's training and hold a current license, which is why not every restoration contractor can offer it.

Is 365 Restoration Goldmorr certified?

Yes. 365 Restoration is a trained and licensed Goldmorr company, mold and mildew restoration license #20266926479, and Greg Starling holds Goldmorr Certified Master Technician certificate #2026137769 for mold treatment. That sits alongside our IICRC S520 mold remediation training, our EPA Lead-Safe firm certification and our Virginia Class A contractor license #2705138091. Licensed Goldmorr companies can be checked in Goldmorr USA's own certified company locator.

Does Goldmorr mean less demolition on my mold job?

Usually, yes. The point of the system is to save materials that a conventional tear-out scope would demolish, so on many jobs framing, sheathing and sound drywall stay in place. That shortens the job and shrinks the rebuild that follows it. It is not a licence to leave everything: saturated, structurally failed or heavily contaminated porous material still comes out, and the moisture source still has to be corrected or the mold returns.

What mold remediation can and cannot promise

Mold remediation removes mold that is present and returns the area to a normal fungal ecology confirmed by post-remediation verification. It is not a guarantee that mold will never return. Mold grows wherever moisture is present, so remediation only holds when the moisture source is corrected and kept corrected. Where we identify a moisture source in writing that is outside our scope — a roof, plumbing, grading, drainage or ventilation problem — correcting it is the property owner's responsibility, and recurrence caused by an uncorrected source is not covered by any warranty.

  • We work to the IICRC S520 standard and define success as clearance, not as a visual guess.
  • Independent lab testing through Sporecyte establishes the before and after condition. We do not grade our own work.
  • We are not medical providers. We do not diagnose health conditions or tell you whether a property is safe to occupy — ask your physician or your local health department.
  • Air sampling reflects conditions at the moment of sampling. Results can change with weather, occupancy and HVAC operation.
