HAMPTON ROADS · CRAWL SPACES
Crawl Space Mold Removal
Coastal Virginia's high water table, vented crawl spaces and summer humidity keep floor framing above the moisture content mold needs. We remediate to IICRC S520, dry the structure, then fix the moisture source so the growth does not return.
Signs of mold under your floor
- Musty smell in the first-floor rooms, strongest near vents
- White, grey or black growth on joists and subfloor
- Insulation sagging or falling out of the floor system
- Standing water or damp soil under the vapor barrier
- Cupping hardwood or soft spots in the floor above
- Humidity above 60% on a crawl-space hygrometer
- Rusting duct straps, hangers and HVAC pans
- Allergy or asthma symptoms that ease when you leave the house
How the work runs
- STEP 1
Inspection and moisture readings
We enter the crawl space, photograph the conditions and meter joists, subfloor and soil so the scope is based on readings rather than a look.
- STEP 2
Lab testing when it matters
Where the species or the extent is in question, we sample and send it to the Sporecyte lab for microscopy and a plain-English report.
- STEP 3
Fix the water first
Failed plumbing, grading, downspouts, missing vapor barrier or a groundwater path — remediation without correcting the source just buys a few months.
- STEP 4
Containment and removal to IICRC S520
Negative air with HEPA filtration, removal of contaminated insulation and debris, HEPA vacuuming and antimicrobial treatment of the wood framing.
- STEP 5
Dry the structure
Dehumidification and airflow until joists and subfloor hit dry standard, logged daily so your carrier sees the progression.
- STEP 6
Vapor barrier and moisture control
New sealed vapor barrier, and where the space warrants it, encapsulation with a conditioning dehumidifier so humidity stays below what mold needs.
Common questions
- Does insurance cover crawl space mold?
- It depends on the cause. Mold that follows a sudden covered loss — a burst supply line, a failed water heater — is often covered, while long-term humidity or groundwater usually is not. We document the source either way so the claim is decided on facts.
- Do I need encapsulation or just remediation?
- Remediation removes what is there. Encapsulation with a sealed liner and conditioning dehumidifier is what keeps it from coming back in a vented Hampton Roads crawl space. We price both and tell you honestly which your space needs.
- How long does it take?
- Most residential crawl spaces are containment, removal and treatment in one to three days, plus drying time. Larger or wetter spaces run longer and we give you the schedule before we start.
- Should I test before remediation?
- Testing helps when the extent is unclear, when a sale or landlord dispute is involved, or when someone in the home is symptomatic. Our Sporecyte lab testing returns species and a remediation plan in plain English.
