Fire & Smoke Restoration — common questions
Straight answers grounded in IICRC standards and how claims actually work in Virginia.
Why does smoke damage keep spreading after the fire is out?
Smoke residue is acidic and keeps reacting with whatever it settled on. Within hours it discolors plastics and finishes; within days it etches metal, glass, and grout; over weeks it permanently stains and corrodes. Heat also drives smoke into wall cavities, ductwork, and porous contents that were nowhere near the flames. This is why fire jobs start with stabilization and cleaning rather than waiting for the claim to settle.
Is my house safe to enter after a fire?
Not until the fire department releases it and the structure has been evaluated. Beyond structural risk, post-fire environments contain soot particulate, combustion byproducts, and residue from fire suppression water. Do not run the HVAC system — it will distribute soot through the entire house.
What does fire restoration actually involve?
Emergency board-up and tarping to secure the structure, water extraction and drying from firefighting efforts, soot and residue removal from surfaces and contents, deodorization to remove odor at the source rather than mask it, HVAC and duct cleaning, and then reconstruction of what could not be saved. Contents are often cleaned off-site while the structure is worked.
Can smoke odor really be removed, or does it always come back?
Odor comes back when residue was left behind somewhere — inside a wall cavity, in insulation, in ductwork, in a porous material that was cleaned on the surface only. Odor is removed by removing the source material, cleaning what remains, and then treating the air and structure with methods such as hydroxyl or ozone treatment and thermal fogging. Sealing is used on surfaces that cannot be fully cleaned, such as framing lumber.
What about my belongings — furniture, clothes, electronics?
Many contents are salvageable with the right process: ultrasonic cleaning for hard goods, ozone or specialized laundering for textiles, and technician evaluation for electronics, which should never be powered on until inspected because soot is conductive and corrosive. Items are inventoried, photographed, and tracked so nothing gets lost between the house and the cleaning facility.
Does insurance cover fire damage?
Fire is a covered peril on essentially every standard homeowners policy, and coverage typically extends to smoke damage and to the water damage caused by putting the fire out. Most policies also include additional living expenses if the home is uninhabitable. Coverage limits, deductible, and whether the policy pays replacement cost or actual cash value are the details that vary — read those before agreeing to a scope.
How long does fire restoration take?
It depends entirely on how much of the structure burned. Cleaning and deodorization after a contained kitchen or appliance fire is measured in days to a few weeks. A fire that consumed part of the structure means the rebuild is a construction project, and the timeline is set by permitting, materials, and inspections rather than by the cleaning work.
